EAST LYME, CT — The Zoning Commission is scheduled to continue a public hearing Nov. 5 on a proposal to rezone a commercial district north of Black Point Road for residential use and hold a separate hearing on proposed changes to regulations for senior housing.
The meeting begins at 7:30 p.m. Thursday at East Lyme Town Hall, 108 Pennsylvania Ave., Niantic.
The commission's zone-change application would change the existing CA Commercial district north of Black Point Road to R-10 Residential. The agenda identifies the affected district by reference to the official zoning map dated Feb. 7, 2024, on file with the town clerk.
The second hearing concerns a proposed text amendment to Section 25.5, the Table of Minimum Controls, for multifamily, multistory Section 202 housing for older adults.
Both proposals also appear under the regular-meeting portion of the agenda.
During regular business, commissioners are scheduled to consider a Coastal Area Management site plan application for demolition and construction of a single-family home at 9 East Shore Drive, Niantic. The town has also posted the project's site plan.
Under new business, Bella & Lee Development Group LLC is seeking a special permit for a small-animal veterinary clinic at 2 King Arthur Drive, Niantic. The application falls under Section 8.2.9 of the zoning regulations.
Also listed under new business is an application for Coastal Area Management site plan review for construction of a single-family home at 36 Brainerd Road, Niantic.
Commissioners are scheduled to consider approval of the Oct. 15 regular-meeting minutes. The agenda also includes subcommittee reports, correspondence and comments from town officials.
A public-delegations period will allow members of the public to address the commission on land-use matters not listed on the agenda.
