One question I hear a lot is: "I can save some money by not having a home inspection, right?"
No one can force you to have a home inspection. Most mortgage companies and mortgage programs do not require a home inspection. Only the VA requires a termite inspection and the USDA mortgage only requires the water test, but all other inspections are optional.
I have to say though, if you are buying a home worth usually over $100,000, you want to make sure your investment is a good one. What happens if it is a new construction and there were termites already in the ground? What happens if there is radon in the property; the same property that your children may be playing in. Is it worth saving the roughly $700? Probably not.
So, while no mortgage company can force you to have a home inspection, make a smart decision in your future and the future of your investment and get a home inspection.
