TOLLAND, CT — The priciest listing in Tolland comes with a house, a barn and five ready-to-build lots. That package leads the town's five most expensive homes for sale, according to Zillow.com, ahead of a 2022 house that shows like new and a pair of new Colonials on Josephine Way.
No. 1 on the list is 136 Mile Hill Road, offered as one roughly 16.9-acre package for $1,600,000. It includes a split-level house built in 1941 with 2,666 square feet, three bedrooms, two full bathrooms and one half bathroom, and an in-law apartment with its own entrance. The owner has added a new roof and updated the kitchens and bathrooms within the past three years. A 3,500-square-foot barn has five garage bays, and the land has seasonal views of Hartford. The sale also includes five newly approved building lots: four of about an acre each along Mile Hill Road and an 11-acre rear lot, most of it under an agricultural conservation easement. One of those lots, 120 Mile Hill Road, is also listed separately as a new home to be built for $689,999. The package has been on Zillow for 42 days.
Just behind it is 98 Ladd Road at Owl Ridge, built by Nordic Builders in 2022 and listed at $1,099,999. The 3,911-square-foot house has five bedrooms, four full bathrooms and one half bathroom on 3.61 acres, with 9-foot ceilings throughout, an oversized kitchen island, a walk-in pantry and a three-car garage. It has been on Zillow for 19 days.
Rounding out the top three is a brand-new Colonial at 39 Josephine Way, finished and ready for its first owner at $860,000. The 3,315-square-foot house sits on 1.78 acres on a cul-de-sac of new homes and has four bedrooms, three full bathrooms and one half bathroom, plus a quartz kitchen with three skylights and a butler's pantry. It has been on Zillow for 25 days.
No. 4 is its neighbor down the street at 21 Josephine Way, where the foundation is in for a new Colonial listed at $849,900. The 2,793-square-foot plan, plus more than 1,000 square feet of basement, has four bedrooms, three full bathrooms and one half bathroom on 1.48 acres, with a mudroom and a den. It has been on Zillow for 289 days.
Closing out the top five is a custom log home at 266 Mile Hill Road, asking $685,000 after a $64,000 price cut on Sept. 29. Built in 2004, the 2,122-square-foot house has a stone wood-burning stove and fireplace, radiant floor heat on the main level, window seats and a loft. Zillow lists three bedrooms, three full bathrooms and two half bathrooms on 2.16 acres, while the description says three or four bedrooms, three and a half baths and more than four acres. It has been on Zillow for 52 days.
Prices, listing status and days on market are from each property's Zillow.com listing as of Oct. 26, 2026, and may change. Only homes marked "For sale" or offered as new construction were included; pending, coming-soon, land-only and multifamily listings were left out. An 83-acre lot on Tolland Stage Road listed at $1.55 million was also left out.
