VERNON, CT —From a condo on Vernon Avenue to a four-bedroom on Riverside Drive, Vernon's real estate market has traded at wildly different per-square-foot rates this month.
Five homes sold in Vernon between Sept. 11 and Sept. 14, with a top price of $471,000, according to Zillow.com.
The most recent closing in this batch, and the top price of the five, is 17 Riverside Drive, which sold Sept. 14 for $471,000. The four-bedroom, three-bath home offers 2,664 square feet of living space on a 0.52-acre lot, at $176.80 per square foot.
The same day, 100 Dobson Road, Unit 16 sold for $338,500. The two-bedroom, three-bath condo offers 1,420 square feet, at $238.38 per square foot.
217 Echo Drive sold Sept. 11 for $440,000. The three-bedroom, three-bath home spans 1,884 square feet on a 0.84-acre lot, at $233.55 per square foot.
Also closing Sept. 11, 16 Vernon Ave., Unit 8 sold for $340,000. The two-bedroom, three-bath condo offers a spacious 3,354 square feet, at just $101.37 per square foot — the lowest per-square-foot price of the five by a wide margin.
Rounding out the batch, 26 Pearl Drive sold Sept. 11 for $430,000. The four-bedroom, three-bath home offers 1,857 square feet on a 0.62-acre lot, at $231.56 per square foot.
What this says about the Vernon market: Two condos in this batch sold within $2,000 of each other, yet one offered nearly two and a half times the square footage of the other for a similar price — a reminder that per-square-foot price can vary enormously even between comparable unit sales in the same town.
