Vernon Real Estate Market Action Report (YTD Through June)

June Property sales 
Were 27, up 17.4% from 23 in June of 2012 and  the same as the 27 sales last month.  June 2013 sales were at their highest level compared to June of 2012 and 2011.  June YTD sales of 122 are running 20.8% ahead of last year's year-to-date sales of 101.

The Median Sales Price 
In June was $175,000, up 5.4% from $166,000 in June of 2012  and up 12.9% from $155,000 last month.  The Average Sales Price in June was $165,546, down 12.3% from $188,850 in June of 2012 and down 2.6% from $169,950 last month.  June 2013 ASP was at a mid range compared to June of 2012 and 2011.  

Total Inventory of Properties
Available for sale as of  June was 220, up 5.3% from 209 last month and up 13.4% from 194 in June of last year.  June 2013 Inventory was at its highest level compared with June of 2012 and 2011.   A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers.  The June 2013 MSI of 8.1 months was at its lowest level compared with June of 2012 and 2011.  

The average Days On Market (DOM) 
Shows how many days the average Property is on the market before it sells.  An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market.  The DOM for June was 52, down 26.8% from 71 days last month and down 18.8% from 64 days in June of last year.  The June 2013 DOM was at its lowest level compared with June of 2012 and 2011.
