McCue Mortgage Minute - Special Mortgage Programs

Mortgage programs for those with Disabilities:

Did you know there is a program that allows persons with disabilities to attain a below-market interest rate for the purchase of their home?  The Home Of Your Own Program (HOYO) makes this possible, as long as they follow these guidelines:

  • Your disability must be established with documentation and provided to the lender at the prequalification.
  • The whole household must make less than $101,280 for 2 people of less, and $118,160 for households of 3 or more.
  • The buyer must occupy the property as their primary residence and be a first-time homebuyer (First-time homebuyer: anyone who has not owned property in the last 3 years).
  • Previous homeowners may ONLY take advantage of this program if they look to purchase anywhere within New London and the specific areas of Norwich and Groton.
The Downpayment Assistance Program (DAP) can be combined with this program and the interest rate on that loan may be reduced to as low as 1%.  This program allows you to finance your whole downpayment and closing costs into the mortgage.
