Waterford ZBA To Review Butlertown Road, Laurel Street Variance Requests

WATERFORD, CT — The Waterford Zoning Board of Appeals is scheduled to consider two residential variance applications during its Aug. 5 meeting, including requests related to the construction of a new home on Butlertown Road and additions to an existing home on Laurel Street.

The board will review an application from Owen and Gayle O'Neill for property at 156 Butlertown Road in the RU-120 Rural Residential district. The applicants are seeking a variance from the town's front setback requirements to construct a new single-family home after demolishing an existing residence and detached garage. According to the planning staff report, the proposal would increase the front setback from the existing nonconforming 11 feet to 14 feet, while the property remains subject to a required 50-foot setback. The applicants state that wetlands covering much of the parcel limit where a replacement home can be constructed. The proposal also includes replacing the property's existing cesspool with a code-compliant septic system and installing a new drilled well.

Board members will also consider an application from Clint and Donna Combs for property at 20 Laurel St. in the VR-7.5 Village Residential district. The applicants are requesting variances from side-yard setback and lot coverage requirements to expand an existing nonconforming single-family home. The proposal would increase building coverage from 27.4 to 35.6 percent while maintaining or reducing the existing side-yard setbacks. According to the application, the property's size, configuration and the location of the existing house limit the owners' ability to make improvements that conform to current zoning regulations.

The meeting is scheduled to begin at 5:30 p.m. at Waterford Town Hall.
