3 New Zoning Text Amendments To Be Reviewed At Next P&Z Public Meeting In Westport

The amendments to be discussed involve proposed changes to rules on excavation, historic structures and smoke shops in town.

WESTPORT, CT — Land Use Planner Amanda Trianovich has announced that on November 13, 2023 at 7 PM, the Planning and Zoning Commission’s Public Meeting agenda items include but are not limited to:

  • Text Amendment #836, submitted by David Ginter, Redniss & Mead, proposing to modify §32-8, Excavation and Filling of Land, to allow for the flexibility for developments that are pursuing Special Permit and Site Plan review by the Planning & Zoning Commission as well as simplify the approval process for activities that wouldn’t ordinarily require a Special Permit approval.   • Text Amendment #838, submitted by Gloria Gouveia, Land Use Consultants, proposing to modify 32-18, Historic Residential Structures, to add a new zoning incentive to allow for a detached historic accessory apartment with a floor area of up to 1,000 SF in size (instead of 800 SF) if the unit is served by Renewable Energy sources and to add a new defined term for Renewable Energy.   • Text Amendment #839, submitted on behalf of the Planning and Zoning Commission for purposes of protecting the public health and welfare by adding language to define and prohibit Smoke Shops and add stricter standards applicable to other establishments that sell smoking-related products, but do not qualify as a Smoke Shop as described in the definition. New language is also proposed to prohibit light emitting diode or LED signs so as to reduce potential distractions to motorists. Text Amendment #839 can be viewed on the Town’s website here.

The November 13, 2023, public hearing will be live-streamed at 7:00 PM on the Town’s website at www.westportct.gov, and accessible on Optimum Government Access Channel 79. The remote meeting link is published on the meeting agenda available on the Town’s website on the “Meeting List and Calendar” web page. Written comments may be submitted and should be sent to PandZ@westportct.gov by 12:00pm on the day of the meeting if intended to be distributed for consideration by members of the Planning and Zoning Commission. Written comments received after 12:00pm on the day of the meeting will be entered into the record but will not be distributed until the next business day.
