The most recent closing in this batch is 91 Turkey Hill Road South, which sold Sept. 14 for $3,200,000. The five-bedroom, six-bath home offers 8,192 square feet of living space on a one-acre lot, at $390.63 per square foot.

The top price of the five belongs to 1 Flower Farm Lane, which sold Sept. 4 for $3,450,000. The five-bedroom, eight-bath home offers 9,819 square feet on a two-acre lot, at $351.36 per square foot.

32 Morningside Drive North sold Sept. 3 for $1,351,000. The four-bedroom, three-bath home spans 2,270 square feet on a 0.5-acre lot, at $595.15 per square foot.

30 Pequot Trail sold Sept. 2 for $1,599,876. The five-bedroom, four-bath home offers 3,156 square feet on a 1.08-acre lot, at $506.93 per square foot.

The same day, 18 Vani Court sold for $1,850,000. The three-bedroom, four-bath home offers 2,294 square feet on a 6,534-square-foot lot, at $806.45 per square foot — the highest per-square-foot rate of the five, on the smallest lot.

What this says about the Westport market: The two largest homes in this batch, both over 8,000 square feet, sold for the two highest total prices but at the lowest per-square-foot rates — in Westport, sheer size appears to buy some relief on the per-square-foot math, even as the total price climbs.
