Fall has a way of making us think about home. Where we gather. How we spend our days. What we want more of and what we're ready to simplify.
If a move has been on your mind, you may also be thinking, "Should I wait for interest rates to come down?"
It's a fair question. My answer is this: Mortgage rates matter, but they shouldn't be the only thing deciding your next chapter. Your budget, your timing, and whether your home still fits your life deserve just as much consideration.
After more than 40 years helping people buy and sell homes in Fairfield County, I've learned that the right time to move is personal. It begins with understanding what matters to you. "It's when you are ready!"
Waiting can make sense if today's payment would stretch you too far. Feeling comfortable in your home includes feeling comfortable with what it costs.
But if buying is financially manageable, it's worth exploring your options now rather than putting everything on hold for a rate no one can promise.
Lower rates could bring more buyers back into the market. Depending on the homes available, that could mean more competition. Waiting doesn't guarantee a lower purchase price or a better overall deal.
I'd rather help you answer a more useful question: Does this home, at this price and with today's financing, make sense for you?
Start with the full picture: your down payment, closing costs, mortgage payment, property taxes, insurance, maintenance, and any association fees. A lender can help you establish a comfortable range before we begin looking.
A low rate is valuable. I understand why giving it up can feel difficult.
But perhaps the house has become more work than you want. Maybe you're ready for fewer stairs, less upkeep, or more time with family. Or perhaps you need more room and your current home simply can't provide it.
Those things have value, too.
For a homeowner considering downsizing here in Fairfield County, I'd want to compare the cost of staying with the complete cost of moving. That includes selling expenses, the equity available after the sale, the next home's carrying costs, and any new financing.
Sometimes staying makes the most sense. Sometimes a smaller home and a simpler lifestyle make a move worthwhile. The answer comes from your circumstances.
A national headline can't tell you what a particular home is worth.
In Westport, Fairfield, and Southport, we need to look closely at the property, its condition, location, price range, and competing homes. A waterfront property, an in-town home, and a house needing significant updates each deserve their own analysis.
For sellers, thoughtful pricing and preparation give buyers a clear reason to choose your home. For buyers, understanding comparable sales and the work a property may need helps you recognize value.
If you're selling and buying, we also need to connect both sides: what you may net from your sale, what you can comfortably spend next, and how to coordinate the timing.
That's where a good plan can make the decision feel much clearer.
Refinancing may be an option if rates fall and you qualify, but it comes with costs. Future savings depend on the new loan's terms and how long you keep it.
My advice is to choose a home you can comfortably afford with the financing available today. A future refinance should be a possibility, not something you need in order to make the purchase work.
Ask yourself:
• Does my current home support the way I want to live?
• What would moving improve?
• What can I comfortably afford using today's numbers?
• What would I gain or give up by waiting?
You don't have to have all the answers before we talk. That's what I'm here for.
****A favorable mortgage rate is valuable. So is a home that supports the life you want to live.
If you're thinking about buying or selling in Westport, Fairfield, Southport, or the surrounding Fairfield County communities, let's look at your options together. We'll consider the numbers, the timing, and what matters most to you.
