Looking for conservative investors

Dear Investor, I am looking to put together a group to invest in Fairfield and Westchester county rental real estate. While many people are interested, time is always limited. Personally, I feel more comfortable with investments I can go and see, even it is only once a year. I have studied the market and returns after taxes and expenses are about 4 percent plus the tax value of the depreciation and the longer term appreciation. This is after a reasonable management fee. There are a number of properties available and some which are bank owned can possibly provide greater returns.
