Public Hearing Scheduled To Review 2 Proposed Westport Zoning Text Amendments

One of the proposed amendments under consideration would impact accessory dwelling units.

WESTPORT, CT — Planning & Zoning Director Michelle Perillie has announced that at 6:00pm on March 30, 2026, the Planning and Zoning Commission will hold a public hearing to review two Text Amendments of the Zoning Regulations. Text Amendment #865, authored by the Planning and Zoning Commission, proposes modifying §11-2.4.8A, Accessory Dwelling Unit (ADU), to remove the 350SF Coverage exemption for lots up to and including 1.5 acres. This will prevent construction of new ADUs on very small lots which does not preserve the neighborhood scale.

Text Amendment #863, submitted by Rick Redniss of Redniss and Mead, proposes revisions to §39A of the Zoning Regulations for the Inclusionary Housing Overlay District (IHZ) to create a new section §39A-21 (Increased Residential Development) which encourages opportunities for increased residential developments when total site coverage is reduced and underground parking is provided, consistent with existing bonuses in the IHZ. The application also proposes changes to §32-8, Excavation and Filling of Land, to provide design flexibility, clarify exemption activities, modify septic-related fill regulation and approval of minor grading by administrative zoning permit instead of Planning and Zoning Commission approval.

The March 30, 2026 public hearing will be held remotely using Zoom, it will be livestreamed on the Town’s website at www.westportct.gov, and/or will be accessible on Optimum Government Access Channel 79. The remote meeting link is published on the meeting agenda available on the Town’s website on the “Meeting List and Calendar” web page. Written comments may be submitted and should be sent to PandZ@westportct.gov by 12:00pm on the day of the meeting if intended to be distributed for consideration by members of the Planning and Zoning Commission. Written comments received after 12:00pm on the day of the meeting will be added to the record but not be distributed until the next business day.
