The meeting includes public hearings on the zoning proposals and two residential land-use applications, among other items.
WESTPORT, CT — The Westport Planning and Zoning Commission is scheduled to continue public hearings Monday, Nov. 2, on proposed zoning changes that would establish a new Food and Beverage Planned Development District and allow a property at 222 Hillspoint Road to be rezoned under the proposed regulations.
The commission will meet remotely at 6 p.m. The agenda includes public hearings on the zoning proposals and two residential land-use applications, along with discussions of additional residential development plans. Click here to view the agenda.
The proposed Text Amendment #875, submitted by Eric D. Bernheim, would create a new section of the town's zoning regulations governing properties used as grocery stores, delicatessens, retail food establishments, restaurants, cafes and taverns.

The amendment would permit outdoor eating areas and the sale of alcoholic beverages for on-premises consumption at retail food establishments, subject to applicable zoning regulations.
The commission is also scheduled to continue a related public hearing on Map Amendment #876, which seeks to rezone 222 Hillspoint Road from Residence B to the proposed Food and Beverage Planned Development District.

The application, also submitted by Bernheim, concerns property owned by Soundview Empowerment Alliance Inc. Approval of the rezoning would be contingent on approval of the proposed text amendment.
Both hearings were continued from Oct. 19 and must close by Nov. 23, according to the agenda.
Residential Subdivision Proposals
The commission is also scheduled to hold a public hearing on a proposed resubdivision at 41 Crescent Road.
The application, submitted by Andy Soumelidis of LANDTECH on behalf of property owners Aidan Hayes and Maeve O'Connor, seeks to divide an existing 2.56-acre parcel into four residential lots and an open space parcel.
The property is located in the Residence A District. The hearing must open by Nov. 18, according to the agenda.
Another public hearing will address a proposal at 8 Otter Trail, where applicant Richard Benson of RB Benson & Co. Inc. is seeking a special permit and site plan approval on behalf of property owner 8 OTTER TRL WESTPORT LLC.
The application proposes dividing the property to create a 0.224-acre lot for future development. It also requests zoning incentives related to lot shape, lot area and setbacks under the town's regulations governing historic residential structures.
The property is in the Residence A District. The hearing must open by Nov. 6, according to the agenda.
Coastal Development And Accessory Dwelling Units
During a work session, the commission is scheduled to consider a Coastal Area Management site plan application for 127 Imperial Ave.
Property owners Jodie and Sukhit Aujla are seeking approval for an addition to the main residence, which would be considered new construction, along with a new accessory dwelling unit, swimming pool, patio, deck, walkway, retaining wall and drainage system.
The proposal also includes associated grading work. The property is located in the Residence A District.
The commission must decide the application by Nov. 13, according to the agenda.
Commission members are also expected to review a request for a zoning interpretation involving an accessory dwelling unit at 85 Old Hill Road.
Architect John Rountree is seeking clarification on whether proposed roof projections on the accessory dwelling unit qualify as portions of the main roof or must be classified as dormers under Section 11-2.4.8 of the zoning regulations.
