WINDSOR, CT — Another office building in Windsor's Day Hill Road corridor could be turned into housing.
Windsor CT Properties LLC is seeking permission to convert 7 Waterside Crossing into 57 apartments. The Town Planning and Zoning Commission is scheduled to hold a public hearing on the proposal Sept. 9.
The approximately 80,500-square-foot building sits on 8.11 acres in the Griffin Center office park. The property is zoned industrial, requiring the owner to obtain special-use approval for an adaptive reuse.
The commission formally accepted the application July 14. No vote has been taken.
Commercial real estate firm CBRE currently advertises more than 40,000 square feet inside the building as immediately available for lease.
The building shares a pond-side office campus with 5 Waterside Crossing. The two buildings contain about 161,000 square feet combined and have renovated lobbies, cafes, walking trails, picnic areas and access to a fitness center, according to CBRE.
The proposal is part of a growing effort to find new uses for older office buildings in the Day Hill Road area.
Brady Sullivan Properties is moving ahead with plans to convert the nearby office buildings at 1 and 3 Waterside Crossing into a combined 171 apartments. Windsor has also approved zoning rules intended to make office-to-housing conversions easier in parts of the corridor.
Under those rules, existing buildings may be converted into apartments or a mix of residential and commercial uses. Projects with housing must include indoor or outdoor amenities for residents.
The hearing on 7 Waterside Crossing is scheduled for 7 p.m. Sept. 9 in the Town Hall Council Chambers. Information for joining remotely will be included with the meeting agenda.
