CLEARWATER, FL — Construction is underway across Cleveland Street’s entire 600 block, making it the first full city block in more than 50 years to advance as a unified development in downtown Clearwater, the Cleveland Street Alliance said in a news release.
The block includes six buildings and 12 storefronts next to the planned $50 million EVO Family Entertainment Center.
All six buildings are now under construction simultaneously, which the CSA described as a coordinated redevelopment rather than a series of separate projects.
The work spans more than 34,000 square feet and is intended to bring a mix of retail, dining and experience-based uses to the corridor.
The redevelopment is led by the Cleveland Street Alliance, with design by Halflants + Pichette Architects, according to the news release.
The work is meant to extend activity beyond the district's primary entertainment anchor and create continuous storefront activation along Cleveland Street, the CSA said.
It also said that previously underutilized properties are being turned into a cohesive, street-facing commercial block designed to function as a single connected environment.
Among the buildings in the project is the historic Brown Brothers Building, originally constructed in 1924, which is undergoing full restoration while architectural elements are being preserved and the structure is being returned to active commercial use, the CSA said.
“This block sits at a critical intersection between downtown and the Pinellas Trail. Strengthening that connection was essential. These projects help bridge movement, activity and identity across both,” Michael Halflants, founding partner of Halflants + Pichette Architects, said.
