Clearwater Beach condo sales in March 2014 included 18 condo sales for Clearwater Beach Proper (not including Sand Key or Island Estates). The average sales price in March was $555,000 which is 20% higher than the $462,000 average in 2013 and 36% higher than the $406,000 2012 average condo sale (see graphs and all the market details on our ClearwaterBeachCondoLiving.com blog). Clearwater Beach condo sales prices ranged from $192,000 for a 1 bedroom 1 bath unit in the Dockside Condo, to almost $2 million for a 4 bedroom 3 bath 4,000+ square foot condo in the Mandalay Beach Club. The "typical" condo sold in March was a 2 bedroom/ 2 bath unit with about 1,400 square feet of indoor living space for the mid $400,000's.

Clearwater Beach Distress Property Sales are Down

Only one of the sales was a distressed sale (Short Sale or Bank Foreclosure) which is a huge improvement over 2013 when 18% or almost one out of five sales were distressed, and the 30% levels of 2012.

Clearwater Beach Condo Inventory is Healthy

With 73 condos for sale at the end of March 2014 and about 11 condo sales per month, that translates into about a 7 month inventory of condo real estate on Clearwater Beach. This is pretty close to the 6 month inventory point which real estate experts generally consider to be a balanced market. What this means to sellers is that they need great marketing and exposure of their properties if they want to sell. What it means to buyers is there is a lot to choose from and it’s not too late to get a good deal if you want to live on Clearwater Beach.
