Clearwater Beach real estate trends for condos in 2013 were flat in term of units sold but show an upward trend in terms of average sales prices. There were 437 condos sold in 2013 vs 432 condos sold in 2012. Sales prices, however, are up by almost 10% with the average sales price for a Clearwater Beach condo at $415,000 in 2013 vs. an average price of $377,000 in 2012. Clearwater Beach 2013 Sales by Area

Almost half of the 2013 Clearwater Beach condo sales were in Sand Key with the rest split about evenly between Island Estates and Clearwater Beach proper. See the graphic for sales by area in the photo gallery.

Sand Key had the highest sales prices in 2013 with a median sales price of $388,000 compared to $360,000 for Clearwater Beach and $225,000 for Island Estates.

Sales by Clearwater Beach Condo Community

Almost all of the major condo units in the Clearwater Beach area had sales in 2013 but 10 of the condo communities represented almost half of the area sales for the year.  Not surprisingly, the large multi-building communities topped the list of 2013 units sold as shown below.

Highest Priced Clearwater Beach Condos in 2013

The Clearwater Beach condo communities with the highest average sales price are shown below. The Meridian on Sand Key had the highest average price with the average sale at just over a million dollars.  The Sandpearl Residences and Mandalay Beach Club were close behind with average sale prices just below $1 million.
