Colliers International Named Exclusive Advisor for Sale of 930,000-SF Suburban Tampa Office Property

Well-leased building combines for rare investment opportunity in a Central Florida market with few large-scale office property sales

Colliers International has been appointed exclusive advisor to handle the sale of Netpark @ Tampa Bay, a 930,000-square-foot Class A office building in suburban Tampa, Florida. The property is more than 84 percent occupied by sixteen national and regional tenants, with a concentration of 53 percent of tenants in the medical industry. The property owners, advised by Daymark Realty Advisors, Inc., have owned the asset since soon after its gut renovation in 2001.

“What makes this property so successful is its unique offering of on-site amenities, its contemporary design, and the technology and mission-critical features that large and medium-size users need,” said Mark De Riemer, who along with colleagues Bret Felberg and Mark McEwen, leads the Colliers International advisory team.

The on-site amenity package at Netpark is unrivalled in Florida, including a 22,000-square-foot market-style dining facility, an 11,500-square-foot state-of-the-art fitness facility, an 18,000-square-foot daycare facility in a separate building, a conference center that includes a 204-seat auditorium, and an 8-line bus transfer station at the periphery of the property. Parking is excellent, at almost 6 spaces per 1,000 square feet.

The building features contemporary exterior and interior architecture, including a 52’ high central courtyard, high-end office installations, and ten-foot finished ceilings.

“This property attracts tenants from all over the country due to its amenity-rich features, easy access, and the Tampa location, putting it in close proximity to a large and skilled workforce,” De Riemer said. Added Felberg: “The property has had tremendous leasing momentum and tenant loyalty, so the remaining vacant spaces should continue to lease up quickly.”

The property is located on East Hillsborough Avenue, just over a mile from two exits on I-4 and less than four miles from both I-75 and I-275. Netpark enjoys convenient access to major Central Florida roadways, with quick access to Downtown Tampa and Tampa International Airport, and executive residences in all directions.
