Construction Starts On 400-Unit Apartment Tower At Former Clearwater City Hall Site

CLEARWATER, FL — After Monday’s groundbreaking, construction is underway on The Bluffs, a 400-unit luxury apartment building being built at the former Clearwater City Hall site.

The $160 million, 630,000-square-foot mixed-use project along the downtown waterfront, overlooking Coachman Park, will include 10,000 square feet of curated retail and 440 parking spaces, in addition to the rental units.

The project is developed by mixed-use real estate developer and operator, The Gotham Organization, and its joint venture partner, The DeNunzio Group, in partnership with the city of Clearwater.

The development was designed by Behar + Peteranecz Architecture, with interiors by CetraRuddy.

“[Monday’s] groundbreaking marks an important moment for Clearwater, as The Bluffs brings a bold vision for our city’s future to life along the waterfront,” Clearwater Mayor Bruce Rector said. “This is an exciting step forward for our community, bringing new residences, expanding opportunity and shaping a more vibrant, connected downtown.”

The project is anticipated to serve as “a mixed-use destination that feels authentic to Clearwater and energizes the downtown waterfront for years to come,” Dustin DeNunzio, president of the DeNunzio Group, said.

The Bluffs is the result of a competitive request for proposal to redevelop two premier sites adjacent to the newly completed $84 million Coachman Park through a public-private partnership with the city.

The second property, the former Harborview site, located less than a block away, is also currently under construction. That project, led by The DeNunzio Group, is developing the land into a 158-key Hilton hotel with about 20,000 square feet of premium retail space.
