Sand Key condo sales April 2014 included 12 condo sales which had an average sale price of $399,000 based on information from the Multiple Listing Service. Sand Key condo sales prices in April ranged from $225,000 for an 1,100 square foot Harborage Bank Foreclosure to an Ultimar Sand Key 3 bedroom, 2 bath 1,900+ square foot beachfront unit for $800,000. The $399,000 average sales price is lower than the $487,000 2014 year to date average and also lower than the $477,000 2013 Sand Key average sale price. April's numbers were influenced by the sale of four distressed properties. The Sand Key April average without the four distressed sales was $461,000 which is more in line with the year to date and 2013 averages. Sand Key condo price trends show an upward trend in average sales price based on year to date numbers. The "typical" sale in Sand Key in April 2014 was a 2 bedroom 2 bath condo with about 1,500 square feet priced in the $300,000's. The days on market for Sand Key condo sales in April 2014 was 163 days. The 163 days on market is in line with the 156 days in 2013 and only about half as many days as the 2012 average of 199 days.
There were two Short Sales and 3 Bank Foreclosure sales in April, which is very high for the area and influenced the average price for April.

111 condos were for sale in Sand Key at the end of April 2014. With an average of 12 sales per month, this translates to about 10 months of inventory. This is higher than the 6 month inventory that is generally considered to be a “balanced market”. This makes the current Sand Key condo market a bit of a "buyers market". What this means to sellers is that they need great marketing and exposure of their properties if they want to sell. What it means to buyers is there is a lot to choose from and it’s not too late to get a good deal if you want to live in Sand Key Florida.
