Sand Key Sales Prices are Up/Days on Market Is Improved

The March average sales price of $564,000 is up 18% over the 2013 Sand Key average sale price of $477,000, and up 30% over the 2012 average price of $434,000 for a Sand Key condo.

Average days on market (from when a condo is listed to when it is sold/closed) was 118 days which is good for both buyers and sellers. This is down 25% from 156 days on market in 2013 and almost half of the 199 days in 2012.

Short Sales and Bank Foreclosures are Down

There were no short sales or bank foreclosures for Sand Key condo sales in March, and only 2 in the first three months of the year. So this is a big improvement over the prior years when about one in every ten Sand Key sales was a short sale or bank sale.

Sand Key Condo Inventory is Still High

There were 112 condos for sale in the Sand Key market at the end of March. With around 11 sales per month over the last 6 months, this translates into a 10 months supply of condo real estate inventory. This is higher than the 6 month inventory that is generally considered to be a “balanced market”. This makes the current Sand Key condo market a bit of a “buyers market”. What this means to sellers is that they need great marketing and exposure of their properties if they want to sell. What it means to buyers is there is a lot to choose from and it’s not too late to get a good deal if you want to live in Sand Key Florida.
