Trout Creek Commons Plaza Considering Buyers for Building 'B'

It is being listed by broker Steven Silverman of www.tampacommercialrealestate.com.

A portion of the 15,000-square-foot commercial plaza at Bruce B. Downs Boulevard and Trout Creek Drive is being marketed not only for lease but for sale now, too.

Trout Creek Commons' Building “B,” the rear structure in the two-building plaza, is on the market for $1.55 million. It boasts 7,008 square feet, according to broker Stevem Silverman. It could be used as a single space or broken down into five units.

Potential buyers — or tenants — would find it suitable for office, retail, medical or other professional space, Silverman said. Construction is completed save for the floor slab that is not yet laid, which easily allows for specialized plumbing and electrical outfitting.

“It’s very flexible in its current state,” Silverman said of the structure. “It’s very hard to find a free-standing building on Bruce B. Downs (Boulevard).”

Current pricing means the price breaks down to about $221 per square foot.

The front building — Building 'A' — of Trout Creek Commons has been partially leased by Burger 21 and is not being offered for sale. The fast casual eatery, the only tenant at this point, Silverman said, is slated to open in September.

Trout Creek Commons, south of County Line Road, is in a highly traveled corridor near the Pasco and Hillsborough county lines. To the plaza's rear is a new apartment complex, Colonial Grand at Hampton Preserve, that features 486 units.
