Investor buys former Florida Cancer Specialists building in Sarasota for $8.43 million

Single-user medical office building to be repositioned as multi-tenant medical office space

A private investor has purchased the former Florida Cancer Specialists & Research Institute (FCS) building located at 1970 Golf Street in downtown Sarasota for $8,432,000. The 19,500-square-foot property will be repositioned as a multi-tenant medical office space to serve the downtown core.

Cameron Wilson, CCIM, and Steve Horn, CCIM, of Ian Black Real Estate represented the seller, 1970 Golf, LLC. Matthew Cook of Exit King Realty represented the buyer.

"As the downtown residential population continues to grow, demand for conveniently located healthcare services has increased, making well-positioned properties like 1970 Golf Street increasingly attractive to investors and medical users alike," said Wilson, director of corporate realty services at Ian Black Real Estate. "The fact that this property has on-site parking made it even more appealing to potential buyers."

Constructed in 2002, the property served as the home of FCS for more than 20 years. The two-story medical office building includes an attached two-story parking garage.

"This property required a buyer with the vision and wherewithal to see the opportunity and execute a plan to write the next chapter in this building's history," said Horn, partner at Ian Black Real Estate. "We were able to secure a buyer with both of those qualities and are excited to see what's next for this property as it continues serving the community."

FCS in the process of vacating the space and relocated to a 60,000-square-foot, state-of-the-art facility on the Sarasota Memorial Hospital campus earlier this month. The property, located at 1941 Waldemere Street, Floors 4 and 5, more than triples the organization's footprint and will allow them to better serve the growing needs of the community.

Construction on 1970 Golf Street will begin in the fourth quarter of 2026 and will include renovations to reposition the asset from a single-tenant space to a multi-tenant medical office property.
