Family Home Sales Dominated by Non-Distressed Listings
Despite what many people think, distressed sales are not the norm in the 'family home' market.
The overall perception of Sarasota's real estate market is that it is dominated by distressed sales. However, an examination of current listings in the 'family home' market show that is not the case. Many homes in this range today are similar to properties that sold for twice as much at the peak of the market.
'Family homes' in this case are a minimum of three bedrooms, two bathrooms in the $200,000 - $300,000 range. While properties of this type may be bought by individuals or investors, they are frequently purchased to house growing families.
Currently there are 116 listings in Sarasota that meet the above criteria, of which only 28 are short sales and only one is bank-owned.

There are three in Bent Tree Village, and the listing at 4209 Boswell Place is the least expensive and a pool home. Listed at $210,000 and on the market only six days, it is a three bedroom, three bath, two car garage property with around 2180 square feet. Built in 1977, it has a mix of updated features and non-updated features, but it is very competitively priced.
In Colonial Oaks, off of Cattleman near Bahia Vista, is a nice property at 5539 Wilde Oak Way. Colonial Oaks is one of those neighborhoods people visit at Christmas time for the displays outside of houses. This property on Wilde Oak is another pool home, listed at $224,900 and has 3 bedrooms, 2 baths and a 2 car garage. Colonial Oaks has 20 acres of family recreational facilities, including a playground, baseball field, tennis and basketball courts.

For a more rural location, 7762 Arolla Pine Boulevard in the Villages at Pine Tree Ponderosa, was built in 2003, and is another three bedroom, two bath house but with a three car garage. Priced at $259,000 and located just east of I-75, this property is ideal for those who prefer a newer build.
Country Place, located near McIntosh and Ashton, is a popular neighborhood, and this three bedroom, two bath, two car garage home also has a swimming pool. The community does have some deed restrictions. Listed at $290,000, 3939 Countryview Lane also has accordion-style storm shutters and a brick paver drive.
Finally, for those wanting to be closer to town, 2317 Arlington Place is situated in an almost park-like setting. It has four bedrooms, two full baths and a half baths and a salt water swimming pool. Not your average style property, the exterior architecture has a kind of Americana look about it with a covered carport. But for someone wanting to be close to town, at $299,900, it is an attractive proposition.
