Colliers facilitates $4.8 million industrial sale in Tampa, FL
Redfearn Capital acquires 24,777-square-foot Airport submarket facility in sale-leaseback with Century Fasteners

Colliers | U.S. has facilitated the $4.8 million sale of a 24,777-square-foot industrial property at 5040 Tampa West Blvd. in Tampa. Redfearn Capital acquired the property from Century Fasteners through a sale-leaseback transaction. As part of the deal, Century Fasteners signed a seven-year lease and will continue operating from the facility.
Robyn Hurrell and Kyle Kidd from Colliers, who specialize in industrial capital markets, combined with efforts from Tom Quinlan and Dominic Hewitt from Colliers’ Quinlan Hewitt Industrial Team, facilitated the transaction.
The single-tenant industrial facility sits on 1.35 acres in Tampa’s Airport submarket. The 1985-built concrete block property includes approximately 4,000 square feet of office space, 24-foot clear heights, four dock-high loading positions, three-phase power and parking for automobiles and trailers. Century Fasteners occupies 100% of the building.

“Given the property’s Airport submarket location with exceptionally high barriers to entry, we saw significant interest from the investment community,” said Kidd, vice president at Colliers. “Investors continue to seek industrial opportunities that combine strong real estate fundamentals with credible tenancy, and this property delivered both.

The submarket recorded a 4.7% vacancy rate as of fourth-quarter 2025. Over the prior year, net absorption reached 218,000 square feet and outpaced 102,000 square feet of deliveries.
