Developer Brings 350 Apartments To Seminole Heights, Ybor City
New apartment buildings in Ybor City and Seminole Heights seek to meld neighborhood charm with urban lifestyles.
TAMPA, FL — Milhaus, a national award-winning developer of mixed-use developments is helping to meet the growing demand for apartments in Tampa.
The Indianapolis-based development announced the completion of the $53 million Lector 85 community in Ybor City and the $21 million Notch in Seminole Heights.
Notch, located at 6307 N. Nebraska Ave., brings 112 apartment units to Seminole Heights, with amenities ranging from a pet spa and a 24-hour fitness studio to a complimentary coffee and tea bar and automated package receiving.

Lector 85, located at 2409 E. 2nd Ave. off Adamo Drive in Ybor City includes 254 apartment units, 11,485 square feet of commercial space on the ground floor. It features amenities including a pool and sun deck, a pet spa, 24-hour fitness center, courtyard with fire pit and bike parking.
Offering studio, one-bedroom and two-bedroom apartments, both Notch and Lector 85 offer open floor plans, energy efficient appliances large windows and 9-foot ceilings with energy-efficient appliances including dishwasher and in-unit washer and dryer as well as stylish features such as pull-down kitchen faucets, designer lighting fixtures, in-wall USB ports and wood-style flooring.

The apartments are designed to reflect the historic charm of the surrounding communities while satisfying the demand for an urban lifestyle in Tampa pet-friendly communities.
There are 19 floor plans at Lector 85 ranging from a 481-square-foot studio leasing for $1,730 to $1,760 a month to a 3-bedroom, two-bath, 1,255-square-foot apartment leasing for $3,039 to $3,044 a month.
Notch has eight floor plans ranging from a 528-square-foot studio leasing for $1,612 to a $1,066-square-foot two-bedroom, two-bath unit for $2,326 a month.

Milhaus partnered with Juneau Construction, Curts Gaines Hall Jones Architects, Dwell Design Studio and Landmark Engineering on the Lector 85 property. Partners on Notch include EWI Construction, Dwell Design Studio and Bohler Engineering.
These are the second and third projects in Tampa for Milhaus, which also built the HITE apartments at 6006 N. Florida Ave. in Seminole Heights.
