TAMPA, FL — BTI Partners real estate development firm has closed on the sale of a 1.6-acre site slated to become a waterfront restaurant in the Westshore Marina District to be called Paloma.

The sale to D&G WMD LLC will add a boat-up restaurant to the district’s roster of specialty retail tenants.

Paloma will be located at the grand entrance of Westshore Marina District and will become a destination waterfront restaurant for boaters and residents. Paloma will be the first locally owned and operated restaurant of this scale in the South Tampa area.

“Paloma will not only fill a void in the community but it will also be the first of its kind in the growing South Tampa area,” said Britney Mroczkowski, vice president of retail development with BTI Partners. “Paloma complements other restaurants that have already signed leases in Westshore Marina District like Cru Cellars. BTI Partners has been carefully curating the restaurant and retailer mix in the district and working diligently to provide our residents, and the surrounding area, with unique concepts both on the local and national level. Our restaurants will cater to the residents’ everyday needs from a quick bite and coffee in the morning to memorable evening dining experiences, weekend champagne brunches and late-night drinks overlooking the water.”

Paloma will be the only waterfront restaurant in Tampa Bay with a second-level indoor and outdoor dining area overlooking the yacht basin on Tampa Bay. Visitors will have the ability to arrive by boat, via the transient dock at Paloma, which connects to the Friendship Trail. The trail forms a continuous path connecting all aspects of the district including Paloma, Marina Landings town center, Westshore Marina, public parks and residential communities, including the luxury condominium Marina Pointe now under construction. Visitors coming to Paloma will have the ability to stay for the day and explore the district.

David and Ginger Willis of D&G WMD LLC partnered with restauranteurs Scott and Karina Tashkin to own and operate Paloma.

“Paloma will be a one-of-a-kind dining destination offering an elegant, coastal atmosphere with a diverse menu,” said Tashkin. “Whether you decide to arrive by car, boat or just a nice walk, you’ll feel a sense of relaxed sophistication with its unique architectural design and coastal flair. Paloma offers an entirely new dining experience to Tampa with an elevated marina view dining room, waterfront bar and pavilion for sunset drinks and second-level patio for private special events.”

In addition to the sale of the restaurant parcel, Fort Lauderdale-based BTI Partners recently signed leases with Cru Cellars, Crave Spa, Salon Color Bar, Duckweed Urban Market, Sand Surf Co., DRNK coffee + tea, and QWENCH juice bar.

Site work at Marina Pointe has begun with construction of the 150-slip deep-water marina underway. Once completed, Marina Pointe will consist of three luxury water-inspired condominium towers. Marina Pointe’s first tower will include 113 luxury condominiums and seven town homes with views overlooking Tampa Bay and the St. Petersburg skyline. The tower is projected to be completed at the end of 2021.

“We are proud of how Westshore Marina District is coming along,” said Noah Breakstone, CEO of BTI Partners. “At the end of the day, BTI Partners is all about creating communities that bring people together to enjoy a great experience. There are very few places in Florida with the kind of water views and boat access that our condo owners, retail tenants and customers have at Westshore Marina District. That, in part, is what has made this unique development so successful.”

The master-planned community’s walking trails and parks on the water connect to the new marina on a 13-acre deep-water basin. Floating docks will feature a full-service marina to accommodate vessels from 40 feet in length to more than 100 feet.
