Construction Underway On 296 Apartments In Skyway Marina District

Phillips Development & Realty announced that it has secured financing for its latest project, the $63 million 296-unit, four-story Sur Club.

ST. PETERSBURG, FL — Phillips Development & Realty announced that it has secured financing for its latest project, the $63 million 296-unit, four-story Sur Club apartments in St. Petersburg.

Following a Nov. 22 ground-breaking ceremony, construction of the 327,856-square-foot project is underway. It will include a five-level precast concrete parking garage abutting Interstate 275.

PDR expects to complete the apartment community by the end of 2021.

PDR closed a $50.8 million loan for the class A market rate project through Love Funding Corp., using the U.S. Department of Housing and Urban Development’s new construction financing program.

Sur Club is located at the southern gateway to St. Petersburg in the Skyway Marina District.

The inspiration for Sur Club came from PDR managing director Don Phillips’ travel to resorts with his family.

He envisioned a place where residents and guests will feel like they are living in a resort.

Working with the city's Skyway Marina District Plan, PDR hopes to jump start redevelopment in the district with market-rate housing and commercial development.

Sur Club Apartments is PDR’s Phase 2 of this mixed-use master planned development. The first phase was a 100,000-square-foot Cube Smart Storage building completed in the fall of 2018.

Phase 3 of the development will include restaurants on the west side of the district along U.S. 19.

The one-, two-, and three-bedroom apartments of Sur Club will feature Energy Star stainless steel appliances, granite counter tops in kitchens and bathrooms, and 42-inch cabinetry.

Community amenities include a high-end clubhouse with a separate 24/7 fitness center, business centers, media rooms, four elevators, extensive landscaping and two resort-style pools.

Two restaurant out-parcels are slated to anchor the development with neighboring volleyball courts.

The general contractor on the project is Capstone Building Corp. of Birmingham, Alabama.
