Floridian Social Club For Sale In St. Petersburg
The Central Avenue music venue Floridian Social Club, formerly the State Theatre, is on the market three years after opening.

ST. PETERSBURG, FL — The Floridian Social Club, a music venue at 687 Central Ave., is on the market nearly four years after a renovation and three years after opening to the public under that name.
The historic building, formerly the State Theatre, is just one year shy of celebrating its 100th birthday.
The 9,447-square-foot venue’s 2020 renovation included new electrical, audio/video/lighting, plumbing, mechanical, millwork, security cameras, restrooms, decor and marquee signage, according to the property’s listing with Cushman & Wakefield.

No public price is listed for the property.
“It’s on the market, but we have not set a price,” said Wendy Giffin, managing director at Cushman & Wakefield, told the St. Pete Catalyst.

The owner, real estate mogul Kevin Chadwick, who owns several Keller Williams franchises, “has a lot of pride in what he has created there. But he feels that he’s a real estate guy, not a venue operator,” she added. “He feels like he has taken this as far as his experience can take him. He’s looking for someone with experience in the entertainment business, someone who can elevate it to its next level.”
Chadwick is also selling his St. Petersburg homeselling his St. Petersburg home for $7.8 million, according to Creative Loafing.
The Floridian’s director of programming and entertainment, Shawn Kyle, told Creative Loafing that the venue has acts booked through July.
“It would be a shame if it sold and becomes anything aside from an independent live music venue,” he said.
