Why Spring 2026 Could Be Your Best Window to Buy or Sell in West Palm Beach
The biggest shift I'm seeing is that buyers are getting more comfortable with the current market.

We're officially in season here in South Florida, and I'm seeing activity that I haven't seen in a while. The year started strong, with a lot more movement compared to this time last year.
If you've been thinking about buying or selling, spring is typically our best market here in Florida. Here's why this window matters and what you should know.
What's Different This Year
The biggest shift I'm seeing is that buyers are getting more comfortable with the current market. Interest rates are still around 6%, but people have stopped fixating on them. Instead, they're asking better questions: Does this fit my budget? Is this somewhere I want to be long term? Is the property move-in ready?

That shift in mindset is healthy. It means people are making decisions based on their actual situation rather than trying to time the market perfectly.
Inventory is still higher than it was during the pandemic years, which gives buyers real options. You can shop around, compare properties, and negotiate without feeling rushed into a decision.

The Insurance Reality Continues
I won't sugarcoat it: insurance costs are still a major factor in West Palm Beach. Most buyers are paying $4,000 to $6,000 annually for homeowners insurance, which is significantly higher than the national average.
This isn't improving yet, so it needs to be part of your budget calculations from day one. I always recommend connecting with insurance specialists early in the process so you understand your total monthly costs before you fall in love with a property.
Governor DeSantis's Property Tax Proposal
There's been buzz about Governor DeSantis pushing to eliminate property taxes on primary homes, which could be on the November ballot. Are people talking about it? Yes. Is anyone making decisions based on it yet? Not really.
If there's a high probability of it going through, you could argue that buying now positions you to take advantage later. But I'm not seeing people rush to buy solely because of this proposal. It's too uncertain.
What I do tell people: if you were already planning to buy in Florida, owning a primary residence here continues to have tax advantages compared to higher-tax states. Any additional reform would be a bonus, not the primary reason to move.
The New York Factor
I'm not seeing the massive influx of New Yorkers that people predicted after Mayor Adams took office. There's been talk about it, but I haven't seen that big movement hit our market yet.
We're still getting steady migration from New York and New Jersey, as we always do. But it hasn't been the surge that some expected. People may be waiting to see how things play out.
My Advice for Spring Buyers
Stop thinking about it and just do it. Spring is our best market here in Florida. The weather is better, so more people are coming down to look at properties. End-of-year tax planning is behind us, and buyers are making fresh decisions.
If you're waiting for interest rates to come down significantly before you act, you might miss opportunities. Rates could drop, but when they do, prices will likely go up and you'll face more competition again.
Get your financing lined up now. Work with a lender who can get you fully underwritten, not just pre-approved. That makes your offer competitive even in a market with a lot of cash buyers.
For Sellers: Prep Now
If you want to close before summer, now is the time to get your house ready. Do a pre-listing inspection so you know what issues might come up. Make sure it shows well. Price it realistically based on current comps, not what sold in 2021.
The days of throwing a price on your house and getting multiple offers by the weekend are over. But properties that are priced right and marketed professionally are still moving. You just need to be strategic about it.
The Bottom Line
The market has stabilized, and that's actually good news. It means if you're ready to make a move, you can do it without the chaos of the pandemic years.
Spring gives you the best combination of buyer activity, weather, and momentum. Whether you're looking to buy your first home, upgrade, or sell and move on, this is your window.
Don't let analysis paralysis keep you on the sidelines. Work with someone who will walk you through the numbers and help you make an informed decision based on your situation, not market speculation.
