Some people LOVE hosting open houses. Others REFUSE to do them. The question is..

Do Open Houses Work?

My answer is YES!

I know they can be a hassle. Sometimes no one shows up (boooring). Other times multiple people show up.

At the Open House we had last Friday we had 3 visitors. Not the best, but not bad either! One of our visitors stayed for an hour and a half!! She was visualizing how she would set up the home and how her family would enjoy living there.

Plus, by letting people know about the open house on social media we got a couple more contacts.

Has it resulted in a contract?

No. At least, not yet. Maybe it won’t.

BUT, it generated activity and interest in this home for sale in Calhoun AND gave us some opportunities to meet people looking for a house. If this isn’t the best fit due for whatever reason – we may have something else that could be perfect for them. Or we may know someone who has their perfect home. OR we may buy their current home so they can afford to move!

We talked with one person who was going through a divorce about possibly trading this house plus renting another place (to their spouse) for their current home they’re looking to sell!

LOTS of options and opportunities can come out of an open house if you keep an open mind AND hold an open house!

BONUS TIP: Take your smartphone, tablet or laptop to play some background tunes. If it’s a super dead open house you can get in some work and stay productive! Just be sure to put away the work if any visitors show up.
