NorSouth Development Announces New HearthSide Sugarloaf Senior Community

Atlanta-based NorSouth Development, a premier developer of independent senior living communities (www.norsouth.com), will soon begin construction on HearthSide Sugarloaf at 1625 Atkinson Road in Gwinnett County.  The new amenity-rich, affordable senior rental community will be the fifth HearthSide development built in the metro Atlanta area since 2010 for adults age 62 and older.  The company will break ground in late summer 2013, with completion scheduled for summer of 2014.

The $16.25 million development will include 110 one and two-bedroom apartment homes on 6.72 acres.  The building is designed for EarthCraft Community certification by the Greater Atlanta Home Builders Association and Southface Energy Institute, recognizing its sustainable and energy-efficient design and construction, including Energy Star appliances, indoor air quality improvements, rainwater harvest system, LED outdoor lighting and more.  HearthSide Sugarloaf was designed by Foley Design Associates Architects, Inc., and will be built by NorSouth Constructs and operated by NorSouth Management Services.

“The Sugarloaf area has seen exceptional growth in recent years, both commercially and in population,” said Brendan Barr, vice president of NorSouth Development.  “We know from our experience in creating senior communities that many retirees prefer to live near their adult children and grandchildren, which is why we target established areas like Sugarloaf for our HearthSide communities.  And even though the rental rates are affordable, the amenities and lifestyle options are rich and varied.”

HearthSide Sugarloaf will offer residents numerous opportunities for enrichment and social interaction.  In addition to classes, parties and other special events, residents will enjoy the use of a community room with bistro, media room, fitness center, art studio, library, outdoor pavilion with grilling area and private gardens.  The 25 one-bedroom and 85 two-bedroom residences will feature open living design with entertainment bars, designer kitchens with pantries and large walk-in closets.  Ground floor residences will feature direct entry from outside, and select units will include balconies.  At every stage of development, consideration was given to the residents' comfort, convenience and enjoyment.

HearthSide Sugarloaf’s location near both I-85 and Highway 316 will offer residents easy access to Discover Mills, the Gwinnett Arena, Gwinnett Center and the Hudgens Center for the Arts, as well as medical facilities, shopping, dining, entertainment and sporting events.  The existing Gwinnett Transit bus stop at the community’s entrance will be enhanced and NorSouth Development is extending existing bicycle lanes through the property to connect Atkinson Road to Sugarloaf Parkway.

“Not everyone wants the responsibilities of homeownership later in life, and not everyone can afford the hefty entrance fees charged by some senior developments,” said Barr.  “What we’re offering our residents is an affordable, flexible housing option focused on providing a lifestyle that promotes physical activity, social enrichment and intellectual challenge.  By doing so, we feel strongly that we’re extending the quality of life for our residents.  There is no entrance fee required to lease at any HearthSide community, making it the ideal choice for many independent seniors.
