Center Park Group, a premier general contractor and home builder specializing in build-to-rent (BTR) development across the Southeast, is advancing construction at Hayloft Holly Springs, a new rental home community designed for residents over the age of 55.
Serving as general contractor for the homes and amenities, Center Park Group is building 115 rental homes for Atlanta-based developer OneStreet Residential. The first 31 homes have been completed, with construction underway on the remaining units. The project is expected to be completed by the end of 2026.
The community spans more than 20 acres, including approximately 12.5 acres dedicated to residential development. The remaining acreage is planned for future commercial uses that will expand access to nearby dining, shopping and everyday services. Now leasing, Hayloft Holly Springs marks the first Hayloft-branded community in Cherokee County.
Across metro Atlanta, we continue to see sustained demand for rental housing as affordability constraints and lifestyle preferences reshape the market,” said Jason Esposito, CEO of Center Park Group. “Hayloft Holly Springs is a direct response to that trend, particularly for 55+ residents who are looking to unlock home equity and downsize without sacrificing location or quality of life. This community demonstrates how quality rental housing can serve both demographic demand and long-term market fundamentals in high-growth suburban corridors.”
“Center Park has been a remarkable partner at Hayloft Holly Springs and their execution has been impeccable. The community is beautiful and well received by the market thus far. We are excited to see it come to completion later this year.” said Deke Rochester, Managing Partner at OneStreet Residential.
Community amenities include a fitness center, pickleball courts, walking and biking trails, a pet park, gardening plots with a potting shed, outdoor grilling stations, a fire pit, putting green and gathering spaces designed for resident events and activities.
Residents also benefit from proximity to Holly Springs Town Center, a 22-acre mixed-use destination planned to include a city hall, amphitheater, restaurants, retail and entertainment venues. The community is within a short drive of downtown Woodstock, Canton and Crabapple, expanding access to additional dining and shopping options.
Hayloft Holly Springs reflects growing demand for build-to-rent housing across Metro Atlanta’s expanding suburban markets. As affordability challenges continue to impact the for-sale housing market, professionally managed rental communities are becoming an increasingly important contribution to the region’s housing supply. The project also addresses rising demand from aging residents seeking to downsize from larger homes while remaining close to established social networks, healthcare providers, retail destinations and familiar communities.
