Pulte Homes Submits Third Rezoning Request
The company wants to build a subdivision in Northeast Cobb.
Pulte Homes hopes that the third time's the charm for its proposed 69-unit subdivision on 39 acres on Shaw Road in Northeast Cobb.
The rezoning request will be presented to the Cobb County Zoning Board Sept. 8.
John Moore, a lawyer with the Marietta firm of Moore, Ingram & Steele who represents Pulte, has high hopes for approval this time around.

“The main concern of many of the residents living near the proposed site of the new home development plan has been providing adequate external privacy buffering for both themselves and the new subdivision. Pulte has allowed for this concern by including a 35-foot deep open space buffering zone around the entire property site,” Moore said.
He said this buffer zone will consist of existing trees and new trees planted to fill in any gaps.

Moore said the layout for the subdivision is an “open space” design with homes backed by a parklike common area and not house-to-house as in more traditional home division layouts.
“Pulte is gearing its home sales in the new subdivision toward younger individuals and older homeowners,” Moore said. “The houses will be built on smaller lots, meaning less lawn care, and the common park area will have a walking trail, grills, a gazebo and other outdoor amenities. Approximately 35 percent of the subdivision will be left as open space.”
The property includes a natural creek and a cemetery that is no longer in use, both of which will be included in the open space plan and will remain undisturbed.
Depending on the outcome of the Sept. 8 rezoning vote, construction of the new subdivision could begin in a few months and be finished in 2013.
The homes in the proposed subdivision will be a minimum of 2,000 square feet and will be sold for $250,000 to $350,000.
