Chick-Fil-A Plans Approved In Bolingbrook

BOLINGBROOK, IL — Plans for a Chick-Fil-A in Bolingbrook moved forward at the Aug. 18 Bolingbrook Village Board meeting.

The Board approved a special use permit for a planned development with variances, a final development plan and a final plat of subdivision for the Chick-Fil-A, which will be located at 620 E. Boughton Road.

Mayor Mary Alexander-Basta said the property will be subdivided into two lots, with one for Chick-Fil-A and one for a three-tenant building.

Nearby residents have expressed concerns about the proximity of the development to homes and about traffic.

"First of all, this is a privately-owned land; it's not owned by the Village," Alexander-Basta said when addressing some concerns. "And it's zoned for commercial."

There is an existing wetland on the northern portion of the property, which will remain, Alexander-Basta said.

"It's also going to provide a natural buffer between the development and the existing residential properties to the north and west," she said.

Alexander-Basta said the development should have appeared in front of the Board at the July meeting, but the developer decided to "minimize impact on the surrounding community" after resident concerns by adding buffer landscaping and lighting changes.

Community Development Director Matt Eastman said different things have been proposed at this property over the years, including commercial developments, mixed-used developments and a gas station.

The west side of the property is 2.69 acres, and contains the Chick-Fil-A drive-thru restaurant. Lot 2 on the east site is 4.89 acres, and would have a three-tenant building with a drive-thru, according to Board documents.

Developers spoke at the meeting and said they have "worked pretty extensively with the Village staff here to present a plan that is pretty viable."

The Board unanimously approved the development.
