12 Townhouses On Two Lots Proposed For Elm Street In Deerfield
Plans to demolish two single-family homes to replace them with a 12-unit townhome development were introduced last week.

DEERFIELD, IL — The Deerfield Plan Commission last week heard plans from the Highland Park-based Avanti Construction Group to build 12 units of townhouses on two Elm Street lots, but neighbors and planning commissioners expressed concerns about parking and the density of the project, the Deerfield Review reports.
Deerfield officials would have to grant special permission to allow the project to erect a dozen townhouses on 1.08 acres of lane, as village rules currently limit such projects to 10 units per acre, according to Commissioner Stuart Shayman. Shayman noted that Avanti proposal is 20 percent larger than Taylor Junction, a recently built nine-unit townhouse project that was approved over the objections of neighbors in 2015, according to Pioneer Press.
The current proposal for 464 Elm St. and 502 Elm St. would include eight four-bedroom homes with 4,000 square feet selling for about $759,000 and four three-bedroom units with 3,500 square feet expected to sell for about $600,000. The plans were presented by architect and consultant John Conrad Scheiss at a July 13 workshop meeting of the commission. He said he would provide an estimate of potential property tax revenue from the project before public hearings, which have not yet been scheduled. He also requested that the plan commission waive a fiscal impact, marketing and traffic study because of the project's size, according to the Deerfield Review.
