Proposed Redevelopment of Deerfield Shopper's Court
Tucker Development is proposing to construct a 5-story mixed use development near the intersection of Deerfield and Waukegan Roads.
Tucker Development is proposing to construct a 5-story planned unit development consisting of retail and luxury 1 and 2 bedroom apartments. The development is being described as a transit oriented development, due to its proximity to the Deerfield Metra station and PACE bus lines. The developer claims that the development would not have a significant impact on local schools since the target demographic is young professionals and empty-nesters looking to reside in Deerfield.
The proposed development would occupy the entire footprint of the existing retail and parking lots, currently zoned for retail and parking, and extend into area currently zoned for single and multi-family homes, resulting in the demolition of four single family homes along Rosemary Terrace and Todd Court, some of which are among the oldest homes in the Village of Deerfield.
The building would have a maximum height of 77’6”, greater than the Village permitted 55 feet, and 52% taller than Deerfield Center, located on the southeast corner of Deerfield and Waukegan Roads. The structure would be the tallest non-office building in the Village, and cast a shadow over numerous residential properties located immediately north of the development for a majority of the year.

The development would eliminate the existing 142 public parking spaces, replacing them with 105 publicly available spaces. The current parking areas serve existing retail employees, customers, and the Methodist Church at the corner of Rosemary Ter. and Deerfield Rd. The Village has not stated how the reduced amount of public parking would be accommodated. It should be noted that parking in the northwest quadrant of the Village is an existing area of focus in the Village Comprehensive Plan. Reducing the available parking in the northeast quadrant is not likely to alleviate this pressure.
