Multi-Tenant Building With Dentist, Restaurant Moves Forward In Frankfort

The building at 7 N. White St. will be a one-story, 8,500-square-foot multi-tenant commercial building.

FRANKFORT, IL — A multi-tenant commercial building at 7 N. White St. will continue to move forward after the Frankfort Village Board approved a major change to the planned unit development. The Board also approved several special use permits for tenants inside the planned building, and granted an off-street parking requirement variance.

In June 2022, the Frankfort Village Board declared a portion of 7 N. White St. as surplus, and authorized it for sale for the purpose of redevelopment.

Integrus Development, LLC, is under contract to purchase a portion of the Village-owned parking lot for the new building. The building will be a one-story, 8,500-square-foot multi-tenant commercial building.

"The proposed development includes four tenant spaces, including a dental office, a full-service restaurant with liquor sales and two carry-out restaurants," Trustee Adam Borrelli said.

The Board approved special use permits for Senso Sushi, Nautical Bowls and Rustic Knead.

Senso Sushi will be a full-service restaurant with liquor sales and outdoor seating; and Nautical Bowls and Rustic Knead are both carry-out restaurants with outdoor seating.

Growing Smiles Dentistry is also expected to be the fourth tenant in the space, according to Board documents.

Trustee Maura Rigoni said she has concerns with the architecture of the planned building, and how it will blend in with the downtown. She had voted against the major change of the planned unit development when it was in front of the plan commission.

The planned unit development was originally approved in 2018, for the construction of an 11,462-square-foot building, according to Board documents. The original proposal was also for 2 Smith St.

Dan Elliot, the applicant for the project, said the project has evolved substantially from where it started.

Trustee Eugene Savaria asked if the project didn't incorporate something that had been asked for at workshops or meetings.

"I don't believe so," Elliot said. "We literally took all the feedback we got from each meeting and tried to incorporate it in one way or another."

The major change to the planned unit development was approved with a 5-1 vote, with Rigoni voting no.
