Some Lake Co. Residents Get Bigger Tax Bill Due To Error
The amount levied for some Wauconda Community Unit School District 118 owners was incorrectly reflected on their property tax bills.

Governmental bodies were under intense pressure to finalize the levy, an essential part of the property tax calculation, during the COVID-19 shutdown. The amount levied for Wauconda Community Unit School District 118 for only Lake County property owners was incorrectly reflected on their property tax bills received in May 2020.

Pursuant to the Illinois Property Tax Code 35 ILCS 200/14-41, Lake County property owners in the district will receive a revised bill in early August that includes the missing portion of the school district’s levy, which remains due and owing. This is not a new tax, nor the result of any additional tax imposed by School District 118. McHenry County property owners within this school district are not impacted.
The sample below is a portion of a revised Lake County property tax bill that includes the missing tax extension of $865 per $100,000 of assessed value. The illustrated property is within the school district’s boundaries, has a fair market value of approximately $155,000, and has a taxable assessed value of $46,284. The amount added to the property tax bills is the result of multiplying the property’s taxable assessed value times the rate. In this case, the amended tax amount is $400.28.

In reviewing the revised bill, look at the “Taxing Body” section for the amount added under line item labeled “WAUCONDA COMM UNIT SCHOOL DISTRICT #118 ARREARS”.
