4-Story Building Planned in Clarendon Hills; Village Looks At Proposal

CLARENDON HILLS, IL – Clarendon Hills is looking at a plan for a four-story downtown building, consisting of six condos and retail space on the first floor, according to the village.

The building would be at 136 Burlington Ave., facing the railroad tracks. The existing building now has two occupants, Collins Sarsfield Construction and Builders Heating and Cooling.

The Plan Commission is set to review the developer's proposal at 7 p.m. Thursday at Village Hall.

The developer is MC Development, headed by Tommy Maguire. He lists his house in the 200 block of South Richmond Avenue in Clarendon Hills as the business address. He also owns Artisan Development.

MC Development is seeking a 50-foot-tall building, exceeding the village's 40-foot limit. The developer is seeking an exception to the local code.

In a memo, the village said neighbors have valid concerns about how the developer would handle stormwater. Typically, engineering and stormwater issues are addressed during permitting.

"However, in this case, Staff recommends that the petitioner submit preliminary engineering plans for Village review," the memo said. "This will help to answer and address the stormwater concerns at an earlier date."

Because of privacy concerns, the memo said, the developer should present information on the visual perspectives of outdoor balconies. Houses are behind the property in question.
