Condo Plan 'Real Boon' For Hinsdale: Official

A question remains on how many condos will be for younger people.

HINSDALE, IL – Hinsdale officials said this week they generally approved a plan for a dozen condos in a local neighborhood.

The condos are set for the old Zion Lutheran School building at 125 S. Vine St., which has been largely vacant since 2009.

"I think we all agree that this is a really, really good project," Village President Tom Cauley said at Tuesday's Village Board meeting. "We all like to see reused, historically significant buildings in town. This is a real boon for the village, so we really appreciate what you're doing here."

The project is proposed by South Bend, Indiana-based Holladay Properties, which maintains an office in Clarendon Hills.

The plan is for the "luxury lifestyle" condos to be age-restricted – in other words, for those 55 or older.

But officials said lawyers are examining whether federal regulations require such a complex to leave at least 20 percent of units available for those younger than 55.

"I'd like it to be 100 percent (for those 55 or older), but if there's a legal reason why it can't be, certainly we'll follow the law," Cauley said

The Village Board voted unanimously to send the project to the Plan Commission for review. Last year, the village approved a conceptual plan, but changes have been made.

Holladay Properties plans to renovate the second and third stories into "luxury lifestyle" condos – six units per floor.

The developer is designating the first floor for residents' parking.

The company also plans three open spaces in the project.
