JOLIET, IL — TruCore Industrial announced on Tuesday the acquisition of 2210 Oak Leaf St in Joliet, a 31,870-square-foot industrial facility leased to Brock Industrial Services, a division of The Brock Group.
Built in 2002 and situated on 1.83 acres, the metal and masonry building combines warehouse space with two-story office space. It features 24-foot clear heights, four dock doors, one drive-in door, a 140-foot truck court, and wet sprinklers throughout. The well-maintained property also has new windows and recent parking lot repairs.
BIS provides union scaffolding, painting, insulation, shoring, lead and asbestos abatement, fireproofing, and other specialty craft services for capital projects, maintenance, and facility turnarounds. Its parent company, The Brock Group, is headquartered in Houston and was founded in 1947. Brock has more than 13,000 employees and serves customers across the United States and Canada in sectors including petrochemical, refining, power generation, and manufacturing.
The property sits along I-80 and near the I-55 interchange, approximately 40 miles southwest of downtown Chicago. Long known as the "Crossroads of Mid-America," Joliet is home to the CenterPoint Intermodal Center, widely recognized as the largest inland port in North America, and the ExxonMobil Joliet Refinery. The site's location gives BIS convenient access to the region's concentration of refineries, chemical plants, power generation facilities, and heavy manufacturing.
The acquisition aligns with TruCore's strategy of acquiring functional Class B industrial properties across the top 150 U.S. metropolitan areas. The firm focuses on warehouse, distribution, manufacturing, and industrial outdoor storage assets that can serve a wide range of users. The Joliet property fits that approach, pairing a functional rectangular building and an established industrial location with strong interstate access in the Chicago market.
Zach Harris, Managing Partner at TruCore Industrial, stated: "Joliet is one of the most attractive industrial submarkets in the Chicago region, and well-located buildings of this size are hard to find. This facility puts Brock close to I-80 and the customers it serves across the region, which is exactly the kind of real estate we look for. We're excited to add it to the TruCore portfolio."
TruCore was represented by Joshua Hearne with Cawley Partners on the transaction. The seller was represented by Noel Liston and Nick Krejci with Core Industrial Realty.
