JOLIET, IL — If you or your friends are looking for a business investment opportunity on Joliet's east side, you're in luck. The Cherry Creek Commons plaza at 2603 East Cass St. is for sale. The price is listed at $1.1 million. All the storefronts in the 17,000-square-foot office and retail building have lease agreements in place, including the popular Cherry Hill Cafe, which has been a fixture on Route 30 since 2000.

The building was constructed in 1992 and includes 40 parking stalls. To reiterate, Cherry Hill Cafe nor the other businesses in the plaza are for sale, rather, it's the property they lease that is available for purchase.

The Joliet property listing on LoopNet proclaims: "100 percent occupied. Investment property with 11 percent cap rate. Low Will County taxes. Low maintenance building. New roof 3 years ago."
