4-Story Building In La Grange On Village's Table

Neighbors oppose the project, which the village's Plan Commission approved.

LA GRANGE, IL – The La Grange Village Board on Monday is set to consider a proposed four-story building that neighbors oppose.

The building would be at 811 to 901 W. Hillgrove Ave.

Under the plan, the first floor would be commercial space. The rest would consist of 31 apartments – three studios, nine two-bedrooms and 19 one-bedrooms.

The developer also plans 30 surface-level residential parking spots and a six-car parking garage.

During public hearings, the majority of residents expressed concerns with the building's height, modern facade design, and potential impacts on traffic and parking. Others praised the development for diversifying the town's housing stock and helping revitalize the West End.

The project involves razing three buildings, which include entities such as the Boy Scouts of America and the Bernard Martin Law Office.

The developer, 817-821 West Hillgrove LLC, contended the project would result in a reduction in total commercial demand for public parking compared to the existing businesses. The company's lawyer said the project was consistent with others along the BNSF corridor and serves to support the village's vision for the area.

Last month, the Plan Commission unanimously approved the developer's request. Members said the project would help meet goals on the West End and serve as a catalyst for development.

The Village Board plans to consider the developer's request at its meeting at 7:30 p.m. Monday at Village Hall.
