Of all the phone calls we receive this is by far the number 1 question from sellers who have a home on the market. This is not rocket science and in order to sell your home in this market your home needs to be priced based on location, condition, and the correct listing price. If your home has been on the market for more than 45 days and has not sold, chances are its overpriced.

Buyers are out there and are looking at every home on the market. By doing this buyers start to see and understand what homes make sense and are priced correctly.

As a home seller what you need to do is go and look at every single home for sale in your market that would be your competition. You need to know and see what is out there, if you don't you are making a big mistake.

Most buyers are really interested in homes that are updated, in good condition, and need very minor improvements. Because buyers are busy and lazy, they do pay more for properties that they can just purchase and move-in, that's why these homes sell faster and for more money.

If this is not your home you need to adjust the selling price accordingly.
