LEMONT, IL — The Village of Lemont's plan and zoning commission will discuss the Belmont Estates multi-family residential community at its meeting on Wednesday.
Wednesday's meeting comes after discussion of the development was "continued" from a June meeting because a larger venue was needed to accommodate the size of crowd attendance, village officials said at the time.
Wednesday's meeting will be held at the Lemont Township Community Center, 16300 Alba St., at 6:30 p.m.
The project has faced resident opposition due to concerns about traffic and safety, incompatibility with existing neighborhood character, loss of privacy and quality of life and overcrowding of local schools.
The developer, Lotus Development 1873 LLC, has applied for a rezoning of 5.3 acres at 11194 Bell Road, which is northwest of Bell Road and Archer Avenue. The developer has also applied for a preliminary planned unit development and preliminary plat of subdivision for a 52-unit multi-family development.
The developer has disputed resident concerns, calling the development "thoughtfully designed" cottage-style, multigenerational living that meets a need within the community.
The development was originally planned to be discussed in March, but the public hearing was canceled. At that time, the developer wrote to the Village that after reviewing its staff report, they revised the preliminary site plan to address comments and recommendations from staff.
According to Board documents, the public hearing will resume at the point where it was continued in June. The applicant will present to the commission, and after the presentation and questions from the commission, the hearing will continue with public comment.
Village documents note that the report and supporting documents have not been revised since the June meeting, since the public hearing on the development remains open.
