Vistancia Subdivision Approved by Lemont Village Board
Despite some resident opposition, the village board voted to approve the annexation of the subdivision.

LEMONT, IL - The Lemont Village Board approved the annexation, rezoning and preliminary development for the Vistancia subdivision which will be built in the 105 acres north of 127th Street and east of Interstate 355.
Despite resident opposition, at its April 10 meeting, the village board approved the 209 single-family lot subdivision which will have 270 homes. 61 of the lots are duplexes.
Patch previously reported on the subdivision when the Planning and Zoning Commission decided not to recommend approval of the development. Despite the unanimous disapproval from the commission, the village board decided to approve the project.

This approval comes after staff made 22 changes to the plans, which were suggested at the March 20 committee of the whole meeting. The developer has met all of these new requirements or plans to meet them in the final development plan.
Some of the changes include the contribution of $150,000 from the developer for the New Avenue and Timberline Road left turn lane; a variety of aesthetic changes to home facades and lot placements; and the developer agreed that no one model in the neighborhood will be constructed on more than 30 percent of the lots.

The new plan also contains provisions for the allocation and disbursement of the park and recreation contributions to the park district and the township.
According to board documents, the developer has also agreed that no model, in either the Ridgeline or Summit neighborhoods, with the same elevation and color package can be constructed within two lots of one another or across the street. In cul-de-sacs, no model with the same elevation and color package can be constructed within three lots of each other.
The developer also must obtain an approved and fully executed permit from the U.S. Army Corps of Engineers, and at the time of the final development plan, the developer must comply with Native Plantings Guidelines and meet the village arborist's requirements for the Woodland Restoration and Management Plan.
Board documents state that this development follows Lemont's 2030 Comprehensive Plan. In the plan, this area was designated as a "Contemporary Neighborhood." The board believes that the proposed subdivision is consistent with the comprehensive plan.
Resident concerns varied between the quality of the homes and several also asked the village board to allow for more time to discuss the subdivision.
Village trustee Debby Blatzer refuted claims that the homes would look cheap.
"I just want to stress that this is not a cheap subdivision with bad quality homes," she said. "It's very good quality homes."
The board unanimously approved the annexation, preliminary plan and rezoning of the development.
