Pulte Home Co. To Propose 312 Homes For Wagner Farms Site

The developers plan to annex the unincorporated property into Naperville and build homes and a church.

NAPERVILLE, IL --- A parcel of land in unincorporated Naperville that was once home to Wagner Farmstand may soon be occupied by more than 300 single-family homes and a church. On Dec. 5, developers Pulte Home Company LLC will present plans to parcel the 113 acres at Route 59 and 103rd Street that was home to the now-closed Wagner Farms into 105 acres of housing and eight acres of church property.

Pulte bought the property from Wagner Farms in early March 2018, not long after the farmstand, which opened in 1961, announced its closure on Facebook. In August, Pulte presented plans for a development of 346 single-family homes on the Wagner Farms property and a request to annex the land for Naperville.

Wendesday's plans are expected to be slightly scaled down, with Pulte proposing for 312 residential lots. The remaining eight acres would be separately sold and developed into a new space for Compass Church. Compass Church is planning a two-story building with enough room for 600 worshippers.

When the owners of Wagner Farmstand announced their plans to close, residents responded on social media with more than 270 comments to express their gratitude, support, and disappointment. One social media user wrote, "It breaks my heart to see you go." Another user wrote, "I wish you could have sold the business on for the farm to survive or made a park out of it. Naperville does not need more million dollar homes."

Currently, the Wagner Farms property is zoned for "mixed density residential" construction, along with senior housing and commercial developments. In its petition to the zoning and planning board, Pulte Homes is proposing that the current zoning be amended to allow for "single-family and multiple-family low-density" homes to permit construction of their proposed housing.

Pulte says that the "current real estate market has fundamentally shifted," since the current zoning plan was applied in 2002.

The meeting to review the Pulte plans will take place Wednesday, Dec. 5 at 7 p.m. at Naperville City Hall.
