NORTHBROOK, IL — A new 53-home development featuring townhouses and three-story rowhomes is planned near downtown Northbrook, with site work and presales expected to begin this fall.
Chicago-based Lexington Homes announced Thursday that Northbrook Row will be built at 1825 Shermer Road. The community will include 33 single-family rowhomes and 20 townhouses from the builder's Mews series.
Prices for both housing styles are expected to start in the low $800,000s.
The project will be Lexington Homes' second new Northbrook development in less than a year. The company opened its nearby Gateway Northbrook community last year and said it is nearly sold out.
"We know this area of Northbrook very well," Lexington Homes Principal Jeff Benach said in a statement.
Benach said the new development is expected to appeal to families, empty nesters and downsizers seeking new construction near downtown Northbrook and the village's Metra station.
The 33 single-family rowhomes will offer three levels of living space, private fenced-in yards and detached two-car garages.
Three floor plans will range from 2,304 to 2,454 square feet and include three bedrooms, 2½ bathrooms and flexible-use rooms. Standard features will include large kitchen islands, upstairs laundry rooms and built-in drop zones with benches and coat hooks.
Buyers may also choose options including a fourth bedroom, additional bathrooms, a fireplace and an elevator.
"All signs point to the elevator option being popular with empty nesters who are ready to move from their large single-family home but may be hesitant about the three levels of stairs," Benach said.
The rowhomes will be constructed in groups of four or five. Buyers will have the option to add either a breezeway or enclosed hallway connecting the back of the home to the detached garage.
The breezeway option will include backyard access, closets, a bench and storage cubbies, while the hallway could be used for storage, artwork or sports equipment.
Northbrook Row will also include 20 three-story townhouses in the builder's Lotus and Juniper designs.
The homes will range from 1,954 to 2,278 square feet and include three bedrooms, 2½ bathrooms, balconies, flex rooms and attached rear-facing two-car garages.
Buyers may add a fourth bedroom, an additional powder room or a third full bathroom.
Both designs include a finished lower-level flex space that could be used as an office, fitness room, media room, playroom or additional bedroom.
The main level will feature an open-concept great room and kitchen with an island, walk-in pantry and access to an oversized balcony. The upper floors will include a primary suite, two additional bedrooms, laundry and a full hallway bathroom.
The larger Juniper design will include a technology center for charging and storing devices. Buyers may also select a gourmet kitchen option with additional pantry storage, a built-in buffet and what Lexington Homes described as the largest island it has offered in one of its townhouses.
The development will be served by Northbrook-Glenview School District 30 and Glenbrook North High School.
Lexington Homes said the community will be about an 11-minute walk from the Northbrook Metra station.
Nearby shopping, dining and recreation destinations include Northbrook Shopping Plaza, Northbrook Court, The Glen Town Center, Willow Hill Golf Course, Target, Costco, Jewel-Osco and Sunset Foods.
