Most Chicagoland homeowners already know it’s a strong time to sell.
Homes are moving quickly. In many cases, they’re selling in under a week and above asking price.
So why are so many people still sitting on the sidelines?
It comes down to one question:
What happens after I sell?
For many homeowners, the concern isn’t whether their home will sell. It’s whether they’ll be able to find the right next one without added stress, temporary housing, or rushed decisions.
That hesitation is understandable. And it’s something I hear in conversations every week.
The shift I’m seeing right now is that homeowners are starting to approach the process differently.
Instead of listing first and figuring it out later, more people are starting with a plan.
Some are exploring off-market opportunities before their home ever hits the market. Others are negotiating flexible closing timelines or rent-back agreements so they’re not immediately under pressure. In certain situations, buyers are even securing their next home before selling their current one.
The goal isn’t just to sell. It’s to move in a way that actually works for their life.
“The homeowners having the smoothest experience right now are the ones planning ahead,” says Laurie Christofano, a longtime Chicagoland Realtor. “They’re not waiting for the market to change. They’re figuring out what kind of move would actually make sense for them first.”
For anyone considering a move this year, the takeaway is simple: you don’t need perfect timing. You need a plan.
If selling has been on your mind but you keep getting stuck on the “what happens next” part, you’re not alone. You can read more about how to sell without getting stuck, including practical ways to think through timing, flexibility, and your next move before you list.
And if you’re still in the early thinking stage, that’s okay too. Starting with clarity — not pressure — is usually what leads to the best decisions.
